TEC provided planning, permitting, and design services for the 15 acre redevelopment project located on Madison Street in Plainville, MA. The site is located adjacent to I-495 and Route 1 and has previously functioned as an asphalt plant and other industrial uses. The proposed redevelopment will demolish all existing structures and site features and provide a complete site renovation to construct a 120,000 SF retail shopping center. In addition to the new buildings, parking, and greenspace provided onsite, the project also includes upgrades to the transportation infrastructure, utility infrastructure, and stormwater management including Low Impact Design Best Management Practices. The project includes transportation safety and access improvements by signalizing the I-495 off-ramp to Route 1 north and the Route 1/Madison Street intersection. The project proposes extensions of water, sewer, and gas to support the site development. The project required permitting from the Planning Board, Zoning Board, Conservation Commission, Board of Health, MEPA, and MassDOT.

TEC provided planning, permitting, and design services for the 53 acre Cranberry Crescent Development project in Plymouth, MA. The project proposes to converts a sand pit into a 300,000 SF shopping center that will likely include a mix of retail and restaurants. The project also proposes significant public infrastructure improvements including a boulevard style connector road with multiple signalized intersections, water loops, and a sewer extension and pump station to connect to the municipal system to support the development onsite. The project required approvals from the local steering committee, Planning Board, Zoning Board, Conservation Commission, and DPW. The project also required permitting from agencies of the Commonwealth including the filing of a Single Environmental Impact Report (SEIR) with the MEPA Office and will require a sewer extension permit from MassDEP and a State Highway Access Permit from MassDOT. To successfully permit the project, TEC developed a permitting strategy with High Rock Development. The strategy included extensive coordination with the Town and State Agencies to ensure consistency with ongoing transportation improvements currently being constructed by the Town with financial assistance from the Commonwealth.

The Riverwalk Redevelopment project consisted of the demolition, renovation, and construction of new structures to create approximately 500,000 SF of new or renovated mixed-use space onsite.

UMass Lowell

TEC, Inc.is currently assisting the University of Massachusetts at Lowell (UMass Lowell) with several infrastructure projects as the University aggressively and proactively expands its program, services, and facilities.
