TEC provided civil/site, traffic, transportation, and structural design services for the redevelopment of the degraded, 11.8 acre historic mill site in Lawrence, MA on behalf of the Lupoli Companies. The Riverwalk Redevelopment project consisted of the demolition, renovation, and construction of new structures to create approximately 500,000 SF of new or renovated mixed-use space onsite. TEC closely with the City and the Lupoli Companies to prepare a master plan, develop a permitting strategy, and secure a Growth Districts Initiative (GDI) Grant to fund portions of the project. The project included a stormwater management plan consisting of conventional and low impact development (LID) BMPs to promote groundwater recharge in a densely developed area of Lawrence. The project required permitting from the City and agencies of the Commonwealth including NHESP, DEP, Mass Historic, and MEPA. The project also included preparation of bid documents, assisting the City in the contractor selection process, construction administration, and coordination with the Commonwealth’s Executive Office of Housing and Economic Development.
