TEC was retained to perform the transportation master planning, traffic analysis, and several civil engineering components of a planned 600+ acre site spanning both sides of Interstate 93 in Londonderry, NH. TEC, and the project team, are providing a continual project interface with Town staff and NHDOT to discuss the master planning and permitting elements of phased traffic improvements, utility accommodations, and regulatory thresholds for the subsequent subdivision and site plan review processes. TEC recently performed detailed sensitivity analysis to evaluate the phased development potential in relation to existing highway access and planned interchange access to Exit 4A, which will unlock the remaining portion of development. The master plan development proposal includes 1,430 residential units, 700,000 SF of commercial office space, 880,000 SF of retail and restaurant use, 550 hotel rooms, and a 300-room hospital. This is the largest economic development project in New Hampshire.
